You would be forgiven for thinking it would be fairly hard – if not impossible – to make a Dh92m villa with a 20,000 foot garden on the Palm Jumeirah any more exclusive.
But you would be wrong.
Because the Russian developer behind Dubai’s latest luxury development has found a solution: to include a $1million bathtub made out of a single piece of 10,450 kgs of rock crystal.
The property is the jewel in the crown of the XXII Carat villas - a collection of 22 ultra-luxurious mansions, which include high-end finishes and equipment imported from France and Italy including La Cornue, and La Cuisine Française.
All properties will include the rock crystal baths, which have been called “jewels for the home” by creator, Baldi Home Jewels.
The rocks are sourced in Brazil and shipped to Italy, where they are then carved. Hundreds of hours are spent on sanding each bath to make it smooth on the inside, while the outside is intentionally left untouched in each to highlight the” contrast between nature and workmanship,” according to Baldi.
“The residents of XXII Carat villas in Dubai will be among the first in the world to bathe in these remarkable tubs and enjoy the truly unique, magical and luxurious experience,” said Anton Yachmenev, managing director of Forum Group, the Russian developer.
The properties, which are located at the end of the Palm Jumeirah’s West Crescent next to The One & Only, will be completed this August.
Half of the properties, which have seven bedrooms and range in size between 8,000ft and 13,000 square feet, have been sold, he said.
“The buyers are mainly from Russia and Europe. There has also been interest from places like China, and locally from the GCC,” added Mr Yachmenev.
Prices start at Dh38million. If that seems like a lot to shell out at once you could always spread the cost by taking out a mortgage. Monthly payments on the Dh38million villa are estimated to be around Dh128,778 a month at 3.75 per cent interest, according to a calculator by mortgagefinder.ae.

What the law says
Micro-retirement is not a recognised concept or employment status under Federal Decree Law No. 33 of 2021 on the Regulation of Labour Relations (as amended) (UAE Labour Law). As such, it reflects a voluntary work-life balance practice, rather than a recognised legal employment category, according to Dilini Loku, senior associate for law firm Gateley Middle East.
“Some companies may offer formal sabbatical policies or career break programmes; however, beyond such arrangements, there is no automatic right or statutory entitlement to extended breaks,” she explains.
“Any leave taken beyond statutory entitlements, such as annual leave, is typically regarded as unpaid leave in accordance with Article 33 of the UAE Labour Law. While employees may legally take unpaid leave, such requests are subject to the employer’s discretion and require approval.”
If an employee resigns to pursue micro-retirement, the employment contract is terminated, and the employer is under no legal obligation to rehire the employee in the future unless specific contractual agreements are in place (such as return-to-work arrangements), which are generally uncommon, Ms Loku adds.

Although similar in its appearance, the concept of a fractional title deed is unlike that of a timeshare, which usually involves multiple investors buying “time” in a property whereby the owner has the right to occupation for a specified period of time in any year, as opposed to the actual real estate, said John Peacock, Head of Indirect Tax and Conveyancing, BSA Ahmad Bin Hezeem & Associates, a law firm.
Financial considerations before buying a property
Buyers should try to pay as much in cash as possible for a property, limiting the mortgage value to as little as they can afford. This means they not only pay less in interest but their monthly costs are also reduced. Ideally, the monthly mortgage payment should not exceed 20 per cent of the purchaser’s total household income, says Carol Glynn, founder of Conscious Finance Coaching.
“If it’s a rental property, plan for the property to have periods when it does not have a tenant. Ensure you have enough cash set aside to pay the mortgage and other costs during these periods, ideally at least six months,” she says.
