What are the first impressions?
An overriding sense of space and luxury.
What is the standout feature of the property?
There are too many to name just one but we love the kitchen/ground floor which features a double height ceiling. It’s the perfect space for entertaining and includes a games room and a controlled temperature walk-in wine cabinet.
How does it compare to other properties in the area?
The property boasts the only central courtyard in Ilchester Place which, along with the lowered floors, adds to the sense of space. The level of finish is really good for the Kensington market too; this is more Chelsea-Mayfair standard.
What sort of buyers would it attract?
It’s a turnkey property so ideally suited to international buyers. Unlike many Victorian properties, its wide and lateral design extends up through every level. Buyers who might usually opt for an apartment may well be interested for this reason.
How long has it been on the market?
Since early May. Due to travel restrictions there haven’t been as many viewings as there would normally have been during this period but it has still been our most-viewed property.

What is a robo-adviser?
Robo-advisers use an online sign-up process to gauge an investor’s risk tolerance by feeding information such as their age, income, saving goals and investment history into an algorithm, which then assigns them an investment portfolio, ranging from more conservative to higher risk ones.
These portfolios are made up of exchange traded funds (ETFs) with exposure to indices such as US and global equities, fixed-income products like bonds, though exposure to real estate, commodity ETFs or gold is also possible.
Investing in ETFs allows robo-advisers to offer fees far lower than traditional investments, such as actively managed mutual funds bought through a bank or broker. Investors can buy ETFs directly via a brokerage, but with robo-advisers they benefit from investment portfolios matched to their risk tolerance as well as being user friendly.
Many robo-advisers charge what are called wrap fees, meaning there are no additional fees such as subscription or withdrawal fees, success fees or fees for rebalancing.
