A palatial mansion in the historic Ad Diriyah region of Saudi Arabia's capital has gone on the market for $43 million.

Diriyah House comes with an indoor swimming pool, health club and its own entertainment centre complete with a movie screening theatre and billiards room.

It also comes with bragging rights to a rather famous neighbour. Prince Sultan Bin Salman – the first Arab astronaut and Muslim in space – has a private estate just a few minutes away.

Something of a contemporary palace in an area that's typically famed for its history, Diriyah House offers a tranquil abode in a region that's just 20 minutes from Riyadh's bustling Diplomatic Quarter.

Outdoor living

Set on an 80,000-square-foot plot, the estate's private entry opens to pristinely manicured gardens and a stone driveway that leads to a car parking port surrounded by grassy lawns.

Palm trees, stone planters, water features and numerous outdoor living spaces are dotted across the land, and a large glass-paned greenhouse sits adjacent to the mansion.

Oversized wood-carved double-doors take guests inside the house where interiors are the work of Californian designer Kristin Collins.

Known for her playful approach to colour and texture, Collins has created unique residential dwellings for VIP clients across San Francisco, Los Angeles, Napa, Paris, London, Jeddah and Riyadh.

Finished in 2019, the mansion is spread across four levels, all of which can be accessed via a private elevator or one of two main staircases.

Diriyah House also has seven bedrooms, each of which can accommodate several guests and comes with its own lounge.

There's no shortage of spaces to entertain with 13 living rooms, six dining rooms and seven kitchens, one of which has been designed as a professional chef’s kitchen.

Throughout the palace, bright white finishings bring an air of coastal Californian design while pieces inspired by nature evoke a sense of calm. From the bamboo swinging chair dangling from the ceiling in one of the living rooms, to bold pop-art wall prints framing Rococo-style furniture, there's a definite sense of distinctive, personalised design.

Each of the estate's 23 bathrooms is individually-designed with unexpected details such as bold striped stonework and colourful intricate tile work used throughout.

In addition to a king-size bed and private lounge space, the master bedroom suite also has its own sprawling dressing room with wall-to-wall, mirrored storage and a bathroom suite with a steam shower and soaking tub.

Elsewhere, there's an indoor pool atrium surrounded by stately classical columns and a number of relaxation areas.

Entertaining made easy: movie theatre and a health club

A health club with a fully equipped gymnasium, a massage room, multipurpose court and even a salon with a barber chair and hair-washing pod await.

There's also a lower-level entertainment space to settle down and watch a movie. Nine recliners are staggered on several levels in front of a big screen in the theatre. Next door is a modern games room with a striking sea green and marble white pool table, and there's also a stone-topped circular bar for refreshment.

Up on the roof is a perfect place to view Riyadh's sunrises, sunsets and for stargazing opportunities. Majlis style rugs and La-Z-Boy inspired chairs offer a distinctive place to enjoy uninterrupted views of the surrounding desertscape.

The estate is being sold by US realtor The Agency, more details are available on the website.
