Dubai South prices set to rise as more developments take shape

Dubai South, the area encompassing Al Maktoum International Airport and the Expo 2020 site, is forecast to see increased residential developments next year and 2019, as well as an uptick in prices as off-plan sales more than doubled in the first seven months of this year.

Off-plan sales in the first seven months of the year in Dubai South increased 285 per cent, compared with the whole of last year, property analysts Reidin said in a report.

"We opine that off-plan sales will continue to rise as the community gears up for the World Expo 2020, and as developers increase their offerings in this area to cater to the latent demand inherent," said Reidin.

"We expect the number of developments offered to ratchet significantly higher in 2018 and 2019; counter intuitively, this is also expected to lead to an upward trajectory in prices as developer demand exerts pressure on land prices, as well as attract developments that cater to more affluent categories."

Deyaar set to develop mixed-use project in Dubai South

_______________

Dubai South, formerly called Dubai World Central, is the master planned "aerotropolis" being built on a 145-square-kilometre site on Dubai's southern border.

It contains the Al Maktoum International Airport destined to become the hub for Emirates and flydubai in the future, the Expo 2020 site and a major logistics district.

Once the site is fully developed, it is expected to be home to about 1 million residents and 500,000 jobs.

Since 2014, about 6,160 units have been launched in the area, with an additional 28,000 units in planning stages, Reidin said.

According to Reidin's analysis of off-plan sales since 2015, more than 60 per cent of sales were for one and two- bedrooms and the pricing has been within the "affordable" segment of the market, compared to the areas in the city.

"Seventy-six per cent of the overall transactions conducted in this area have been below the Dh1 million mark, indicating that developers have been able to cater to this 'sweet spot' of investor demand," said
Reidin.

"Even as transactions above Dh1 million have increased steadily throughout 2016 and 2017, the overwhelming profile of demand has been in the 'affordable segment'."

Lootah Real Estate said on Sunday it had signed a deal with Dubai South to develop more than one million square foot of housing units in the area's residential district over phases, state-run news agency WAM reported.

Some of the biggest developers are undertaking projects in Dubai South.

Developer Damac completed its first project in the area in October and MAG Property Developments is building its MAG 5 Boulevard project.

In January this year, developer Deyaar signed an agreement with Dubai South to roll-out a new 1.27 million square feet mixed-use project within the district's residential zone.

Emaar Properties, the developer behind Burj Khalifa, has also partnered with Dubai South to develop six districts containing more than 15,000 homes around an 18-hole golf course.

Real estate tokenisation project

Dubai launched the pilot phase of its real estate tokenisation project last month.

The initiative focuses on converting real estate assets into digital tokens recorded on blockchain technology and helps in streamlining the process of buying, selling and investing, the Dubai Land Department said.

Dubai’s real estate tokenisation market is projected to reach Dh60 billion ($16.33 billion) by 2033, representing 7 per cent of the emirate’s total property transactions, according to the DLD.

Torno Subito by Massimo Bottura

When the W Dubai – The Palm hotel opens at the end of this year, one of the highlights will be Massimo Bottura’s new restaurant, Torno Subito, which promises “to take guests on a journey back to 1960s Italy”. It is the three Michelinstarred chef’s first venture in Dubai and should be every bit as ambitious as you would expect from the man whose restaurant in Italy, Osteria Francescana, was crowned number one in this year’s list of the World’s 50 Best Restaurants.

Akira Back Dubai

Another exciting opening at the W Dubai – The Palm hotel is South Korean chef Akira Back’s new restaurant, which will continue to showcase some of the finest Asian food in the world. Back, whose Seoul restaurant, Dosa, won a Michelin star last year, describes his menu as,  “an innovative Japanese cuisine prepared with a Korean accent”.

Dinner by Heston Blumenthal

The highly experimental chef, whose dishes are as much about spectacle as taste, opens his first restaurant in Dubai next year. Housed at The Royal Atlantis Resort & Residences, Dinner by Heston Blumenthal will feature contemporary twists on recipes that date back to the 1300s, including goats’ milk cheesecake. Always remember with a Blumenthal dish: nothing is quite as it seems.

What is Folia?

Prince Khaled bin Alwaleed bin Talal's new plant-based menu will launch at Four Seasons hotels in Dubai this November. A desire to cater to people looking for clean, healthy meals beyond green salad is what inspired Prince Khaled and American celebrity chef Matthew Kenney to create Folia. The word means "from the leaves" in Latin, and the exclusive menu offers fine plant-based cuisine across Four Seasons properties in Los Angeles, Bahrain and, soon, Dubai.

Kenney specialises in vegan cuisine and is the founder of Plant Food Wine and 20 other restaurants worldwide. "I’ve always appreciated Matthew’s work," says the Saudi royal. "He has a singular culinary talent and his approach to plant-based dining is prescient and unrivalled. I was a fan of his long before we established our professional relationship."

Folia first launched at The Four Seasons Hotel Los Angeles at Beverly Hills in July 2018. It is available at the poolside Cabana Restaurant and for in-room dining across the property, as well as in its private event space. The food is vibrant and colourful, full of fresh dishes such as the hearts of palm ceviche with California fruit, vegetables and edible flowers; green hearb tacos filled with roasted squash and king oyster barbacoa; and a savoury coconut cream pie with macadamia crust.

In March 2019, the Folia menu reached Gulf shores, as it was introduced at the Four Seasons Hotel Bahrain Bay, where it is served at the Bay View Lounge. Next, on Tuesday, November 1 – also known as World Vegan Day – it will come to the UAE, to the Four Seasons Resort Dubai at Jumeirah Beach and the Four Seasons DIFC, both properties Prince Khaled has spent "considerable time at and love".

There are also plans to take Folia to several more locations throughout the Middle East and Europe.

While health-conscious diners will be attracted to the concept, Prince Khaled is careful to stress Folia is "not meant for a specific subset of customers. It is meant for everyone who wants a culinary experience without the negative impact that eating out so often comes with."
