Saudi Real Estate reported a 35 per cent increase in quarterly profit yesterday as occupancy rates improved, beating analyst estimates.
The company also known as Akaria, said net income advanced to 33.8 million riyals in the third quarter, ahead of the 25.2m riyals estimate made by NCB Capital. Akaria made a profit of 25.1m riyals in the second quarter.
Revenues were boosted by rental income from Akaria Plaza, a new commercial complex of three integrated buildings in Riyadh's Central Business District.
The development has 305 offices and 19 retail spaces.
"This is a strong set of results from Al Akaria. We underestimated the impact of the Akaria Plaza," said Tariq Al Alaiwat, NCB Capital's property analyst.
Akaria develops and manages properties in the kingdom. It has a rental portfolio of 2,588 units, mainly comprising houses, office units and retail units. The company also has a land bank of 1,350 hectares across Saudi cities, mostly in Dammam and Riyadh.
The company builds properties, mainly commercial, to add to its rental portfolio, and also sells units directly.
A small portion of its revenues have historically come from land sales.
It is now looking to diversify its business and take advantage of its land bank by building development properties for sale.
The Binban project, valued at 4 billion riyals, consists of 4,000 residential units in addition to commercial, entertainment and educational space 30km from Riyadh.
Diplomatic Quarters, a luxury residential development in Riyadh, is Akaria's second project.
The company is currently constructing phase 2 of the project, which includes 220 luxury residential units expected to be completed by 2013. Phase 1 was completed last year.
"Any further project launches over the next 12 months may act as a potential upside catalyst," said Saud Masud, an analyst at Rasmala Investment Bank in Dubai.
In 2008, the company invested in a mortgage company, Dar Al Tamleek, of which it owns 10 per cent, which should allow it to compete better in the residential housing business.
The Saudi government owns almost 70 per cent of Akaria. Of this, the public investment fund owns 64.5 per cent and the pension fund 4.7 per cent.

The smuggler
Eldarir had arrived at JFK in January 2020 with three suitcases, containing goods he valued at $300, when he was directed to a search area.
Officers found 41 gold artefacts among the bags, including amulets from a funerary set which prepared the deceased for the afterlife.
Also found was a cartouche of a Ptolemaic king on a relief that was originally part of a royal building or temple.
The largest single group of items found in Eldarir’s cases were 400 shabtis, or figurines.
Khouli conviction
Khouli smuggled items into the US by making false declarations to customs about the country of origin and value of the items.
According to Immigration and Customs Enforcement, he provided “false provenances which stated that [two] Egyptian antiquities were part of a collection assembled by Khouli's father in Israel in the 1960s” when in fact “Khouli acquired the Egyptian antiquities from other dealers”.
He was sentenced to one year of probation, six months of home confinement and 200 hours of community service in 2012 after admitting buying and smuggling Egyptian antiquities, including coffins, funerary boats and limestone figures.

A number of other items said to come from the collection of Ezeldeen Taha Eldarir are currently or recently for sale.
Their provenance is described in near identical terms as the British Museum shabti: bought from Salahaddin Sirmali, "authenticated and appraised" by Hossen Rashed, then imported to the US in 1948.
