Demand for residential property is strong in Oman, but many of the new homes coming on the market are poorly designed and built, according to a new report from Cluttons.
"There has been a continued growth in available housing but the design and quality of housing has not necessarily progressed to meet tenant requirements," Cluttons said.
There is an over-supply of residential property in the market. But tenants are looking for well-priced projects with amenities, outdoor spaces and quality fixtures. And they are willing to sacrifice size and location to get what they want, the consultancy concluded.
"We foresee a two tier market developing where well-designed properties suited to tenant desires have relatively stable rental values and high occupancy rates while properties which are poorly designed or built have declining rental values and increasing voids," Cluttons said.
Demand for property is fueled by expatriates moving to the Sultanate to work on large infrastructure projects, the consultancy said.

His life in brief: Born in a village near Galilee, he lived in exile for most of his life and started writing poetry after high school. He was arrested several times by Israel for what were deemed to be inciteful poems. Most of his work focused on the love and yearning for his homeland, and he was regarded the Palestinian poet of resistance. Over the course of his life, he published more than 30 poetry collections and books of prose, with his work translated into more than 20 languages. Many of his poems were set to music by Arab composers, most significantly Marcel Khalife. Darwish died on August 9, 2008 after undergoing heart surgery in the United States. He was later buried in Ramallah where a shrine was erected in his honour.
